Floor 1 will contain 3 things. There will be a store, the entry to the upstairs, and the garage. All 3 of these resources will need to be addressed on this page.
I will assume the current business is willing to remain with the building even though they know they will have to move out temporary during the renovation. If the current tenant is not willing to return, I will use the store as a business of my own. With that in mind, the only sources of income I will have will be investment fund, and any rentals I may have. The first floor tenant will be required to pay $2,500 + utilities. I would have all of the utilities on separate meters with one set of meters for the business, and the other set for the common spaces, and other floors.
Next will be the entrance into the building. The visitor will walk into the public foyer, and select which unit they wish to visit. Assuming they are allowed entry, they will then take the elevator to the appropriate floor. The visitor will get off at your floor where you can be waiting for them. On the backside of the elevator will be a hallway to go to the garage.
And as for the garage, this will be a 2 automobile garage. The garage will not be available to the business on the first floor. The employees will need to come up with their own parking solutions, or ride the public transit bus.
